<p>The lower increase in sales relative to the very strong pending activity that we have experienced the past few months indicates a higher amount of fallout of pending sales. This can be due to several factors – possibly the continued difficulty obtaining financing.</p>
<p>Another possibility is the shift in the market as buyers still submit lowball offers trying to get a bargain only to realize sellers are waiting for a higher price – indicating a possible shift from a<br />
buyer’s market to a seller’s market.</p>
<p>The trend of declining inventory continues. In some areas prices are showing some improvement compared to last year.</p>
<p>Overall, pending activity has declined somewhat compared to last month, indicating that the market is catching its breath, so to speak. Pending activity is still strong compared to last year,<br />
which is encouraging.</p>
<p>Sold activity generally shows an increase, which is to be expected given the recent surge in pending activity the past few months.</p>

After World War II, Sarasota experienced an influx of new residents, creating a housing boom.  Martin Paver, retired from his business in New York, was on a pleasure cruise in 1949 when he and his wife Mildred docked in Sarasota to buy supplies.  He fell in love with the charming city, decided to make it his home, and invited his sons Paul and Stanley to join him in land development.  Their first venture was Paver Park, built near the downtown area.  Based on its success, Paver Construction Company purchased a 400+ acre dairy farm from Charles Schmid in 1955 for a larger project, Kensington Park, conveniently located near the Bobby Jones Golf Course.<br />

Kensington Park, named for the area where the Pavers had lived in Great Neck, NY, was developed in 1956.  Billed as “total living”, it was one of the first fully sustainable developments in Southwest Florida with its own water and sewage system.  The water was so delicious that townspeople were allowed to freely tap it to take home.  Modern single-family homes were built in a landscape of winding, concrete streets, many named for family and friends.  Homeowners included young families, military retirees, and retired professional baseball players.</p>
<p>Emphasizing Sarasota’s climate and year-round activities, an advertisement promoting Kensington Park stated that it was “not a dream or a ‘someday’ promise but an actual reality.”  The heart of Kensington Park, its community center, proved this statement to be true as it offered something for everyone.  Residents enjoyed the Olympic size pool where the “Aquabelles”, a women’s synchronized swim team, performed and where swim meets were held.  Residents also used the shuffleboard courts, picnic areas, and playgrounds.  The indoor clubhouse was the site for card parties, square dances, civic meetings, and stage plays.  The most popular annual event was the community luau.</p>
<p>Kensington Park reflected the guiding principles of Paver Construction Company: “Build better than the building codes require and create a place where you would like to live and raise a family.”  In 1962 Good Housekeeping magazine awarded Kensington Park with a citation for “Good House Building and Excellence of Architectural Design, Land Development, and House Planning.”  The Paver family continued to build residences throughout the county, becoming an integral part of Sarasota’s development history.</p>

For those who are unfamiliar with the statue, it is a lively sculpture of a navy sailor and a nurse celebrating the end of WWII located at the Sarasota downtown waterfront. The statue was recently damaged after being struck by an errant Mercedes (only in Sarasota!).</p>
<p>Damage from the accident cause a 3-foot hole in the sailors foot and additional hairline cracks to the sculpture&#8217;s frame. New Jersey Artist artist Seward Johnson by it&#8217;s owner Jack Curran. The statue though very large at 26 feet is made out of a thin aluminum skin and must be moved carefully on it&#8217;s way to being repaired.</p>
<p>Those lucky enough to have direct bayfront views from one of the <a href="http://www.alliancegroupfl.com/neighborhoods/condos-sarasota.php">luxury condos</a> dotting the downtown waterfront may have mixed feelings about the removal of the statue as there was some controversy when it was decided to keep the sculpture at this prominent location for a decade. Many Sarasota residents adore the expressive statue but for others it&#8217;s not really there style. Everyone really is a critic.</p>
<p>Whether you like the statue or think it is tacky, the statue will be gone for some time as it makes it&#8217;s way to studio for repairs and the trip back.</p>

			<content:encoded><![CDATA[<p><strong>Building permits for single-family homes in Sarasota County rose nearly 60 percent in  during the first quarter of 2012. That is the highest activity in almost four years.</strong></p>
<p>The collective value of building permits exceeded $10 million in back to back months for the first time in four years. In addition to the increase in housing starts and a small increase in home prices, Sarasota area businesses also experienced a 9% increase in overall sales and unemployment dropped a full point. All of these indicators send a hopeful signal the Sarasota / Gulf Coast area is slowly coming out of recession.</p>
<p>Wells Fargo economist Mark Vitner had this to say, &#8220;The rebound in Sarasota continues a trend of the last year or so, The recovery&#8217;s beginning to gain a little bit of momentum, particularly in Florida&#8221;</p>
<p>Foreign buyers and wealthy  investors doing cash purchases is responsible for part of the increase in real estate activity, though it should be noted many of the wealthy home buyers are not as pleased as they could be with the quality of the homes, while there are many shortsales and foreclosures available on the market many of them are in the areas hit hardest by the downturn, in fact the more desirable areas in Sarasota like <a title="Downtown Sarasota Condos" href="http://www.alliancegroupfl.com/neighborhoods/condos-sarasota.php" target="_blank">downtown condos</a>, waterfront or waterview areas, quality <a title="Sarasota Homes For Sale" href="http://www.alliancegroupfl.com/" target="_blank">homes for sale</a> are in very short supply and sell quickly when priced correctly.</p>
<p>While definitely not anything close to a boom, it seems the market has been corrected at least in part and we may continue to see increased real estate activity as inventory is reduced. A few home builders have needed to add workers to their payroll to adjust for the increased home buying demand. Albert Sanchez, president and co-owner of Gibraltar Homes has added 7 people 5 employees were recently added to Taylor Morrison&#8217;s West Florida division to keep up with a 35% sales increase.</p>

This is a small community on the east side of the Cortez Road bridge to Anna Maria Island which has been a base for commercial fishermen for many years. Since we love to find great restaurants on the water, we decided to check  it out.</p>
<p>There are several restaurants in the village: <a title="The Cortez Kitchen" href="http://www.thecortezkitchen.com/" target="_blank">The Cortez Kitchen</a>, <a title="Star Fish Company Dockside Restaurant" href="http://www.starfishcompany.com/starfishcompany/rest.html" target="_blank">Star Fish Company</a> and the recently opened <a title="Swordfish Grill" href="http://swordfishgrillcortez.com/" target="_blank">Swordfish Grill</a> which we decided to try. They have a large area of outdoor seating right on the bay complete with a modified tiki bar. The menu has a good variety with an emphasis on fresh fish  as you would expect.</p>
<p><a href="http://searchforsarasotahomesblog.com/wp-content/uploads/2012/04/Swordfish-Grill-Tiki-Bar.jpg"><img class="alignright size-medium wp-image-3938" src="http://sarasotapropertygroup.com/wp-content/plugins/wp-o-matic/cache/a1db9_Swordfish-Grill-Tiki-Bar-225x300.jpg" alt="" width="225" height="300" /></a>They bring in fresh Florida oysters from Apalachicola and have them served raw or cooked in many different ways. I&#8217;m told they raw oysters were quite good. I ordered the crabcake sandwich which was a pleasant surprise as they are made inhouse and the predominant ingredient was Crab! The fresh catch was mahi and you could order it prepared any way (grilled, blackened, fried). Marty enjoyed it grilled and served on a ciabatta bun.</p>
<p>They have a full bar and great selection of beer so if you&#8217;re looking for a place to spend an afternoon or evening on the water check it out. We were glad we did!</p>

Boat enthusiasts were treated to hundreds of different boats as well as all the new boating gadgets.  Whether you are a fisherman, day cruiser, or yachtsman there was a huge selection to check out.  Boaters love the water, dogs, island music, delicious food and cold beverages. All of which could be found at the show.  The weather held out and was a perfect day to stroll up and down the docks and take in all the spectacular boats.  Every time we attend an event like this we are reminded of what an incredible town Sarasota is and how lucky we are to live and boat here!</p>

<p>Attar earned his bachelor’s and master’s degrees in engineering from universities in London, England, and Toronto, Canada. Prior to his career in real estate, he was a professor at various colleges in Canada, China and the Middle East. He is involved in the American Cancer Society’s Relay for Life.</p>
<p>Attar said he joined RE/MAX Alliance Group because of the company’s “reputation, strength and agent support.”</p>
